Bringing together the best in local food and atmosphere in an enjoyable open-air setting, hawker centres are a unique aspect of Singaporean culture. Located all over the island, many in the heartlands, these time-tested institutions have served as important places for community bonding.
NEA currently manages and regulates 107 markets and hawker centres in Singapore. Our role includes the management of tenancies, licences and public health aspects of the centres. Additionally, we also oversee the upgrading of markets and hawker centres.

Existing stallholders can use their SingPass to access the e-Services (Hawkers Online) to view their profile, make applications and payment. If you have problem logging in using SingPass, you may call SingPass hotline 6643-0555 for enquiries.
NEA carries out a monthly tender exercise during which vacant hawker stalls are offered for rent to the general public.
The exercise is usually held from the 13th to 26th of each month, with details of the tender being published in the Straits Times, Lianhe Zaobao, Berita Harian and Tamil Murasu on the tender commencement date. Please note that if the 13th or 26th falls on a weekend / public holiday, the opening / closing of tender will take place on the next working day.
In addition, the information and the stalls available will also be posted on our website and displayed on the notice board at our NEA Customer Service Centre, HDB Hub, East Wing #26-01, 480 Lorong 6 Toa Payoh, Singapore 310480.
Interested parties may purchase the tender document from the NEA Customer Service Centre for $10/- per copy during the tender opening period and submit their bids (in the form of a Cashier’s Order) and completed forms at the NEA Customer Service Centre (HDB Hub), before the respective closing date. Please note that the submission of tender bids and applications will cease at 10.30 am on the closing date.
Following the Government’s announcement at Budget Debate 2012, there have been changes made to existing hawker policies in the areas of subletting, stall assignment and stall allocation. These changes will apply to both existing and future hawker centres. For more information, check out the infographics below.
From March 2012 tender onwards, the minimum reserve rent requirement for tender of vacant stalls has been removed. The new tender system and the new lease terms (no subletting and no assignment of stalls) will apply to all new stalls and stalls returned to NEA for re-tender.
For existing hawkers, we will continue to honour all current arrangements and existing lease terms until their leases expire or if the hawker chooses to terminate the lease prematurely, whichever comes first. Revisions in rental will only be made when leases are up for renewal, and these will continue to be based on professional valuations. NEA engages an independent private professional valuer to assess the market rent of a stall so that current tenants can continue business without interruption. If the assessed rent is not accepted by the incumbent and the stall is returned to NEA, the stall will be put up for tender.
Existing hawkers may also participate in the monthly tender exercises since there are no penalties imposed for early termination of tenancies.
